RICS HomeBuyer Report

A RICS HomeBuyer Report is a thorough visual evaluation of a home. With simple “traffic light” evaluations, this survey provides an account of the property’s state and emphasises serious issues. It focuses on critical or severe flaws that may have an impact on the property’s value. A Level 2 Survey is another name for it.

When Should A RICS Homebuyer Report Be Used?

This report is appropriate for standard houses, flats, or bungalows that are in reasonable condition and were constructed using ordinary building materials.

What’s Included In A Homebuyer Report?

Building Survey

A building survey is a comprehensive examination of a property. It is the most extensive of the residential property surveys available, and it will provide a detailed assessment of a property’s condition.

The Building Survey report will detail the state of each aspect of the house, as well as identify the property’s faults, their apparent source, the urgency of repair, maintenance choices, and possible repair costs.

Our building survey would not normally include a Market Value or Reinstatement figure but these could be included on request.

What Does A Building Survey Include?

Roofs, walls, floors, windows and doors, chimneys, cellars, garages, and outbuildings will all be inspected as well as all visible and accessible sections of a building. If you are obtaining a mortgage then your bank or building society will obtain a basic valuation but this is NOT a survey; it is a limited check to ensure the property is worth the money that they are lending to you. Lenders will sometimes provide a copy of the mortgage valuation but it is unlikely to cover items of detail that would be picked up in a survey. There may be problems with the property that could cost a significant sum to put right but without a survey carried out by a RICS Chartered Surveyor, you would not know until it was too late.
